Northern Virginia real estate for sale is still attractive

Northern Virginia real estate for sale - it is something you should consider if you are relocating to Washington DC Metropolitan area. It has not been hit too much as compared to the rest of the country - especially in the localities closest to the metro stations. We have not seen much appreciation since 2005, but there are not too many under the water. So it is still attractive as an investment.
Most people might qualify either for $8k tax credit or for $6,500 tax credit. The credit is claimed when the home buyer files or amends his/her federal income tax. So complete Form 5405 and attach a copy of the settlement statement. Most importantly you do not need to sell your current home in order to be eligible for the repeat buyer credit. Buy a House in Arlington - Rosslyn Metro

If you are looking to buy a house within walking distance to the Rosslyn metro, these are the townhouses for sale you can find today:
Highgate - 2 townhouses: 885k and 1.050 mln respectively - 4 level, built in 1993;
Palisades Park - 4 townhouses - from 815k - 1.275 mln - 4 level; built in 1995. The latter is an end unit with the view of the Potomac and Georgetown.
And a new detached house in Dawson Terrace - for 1,4 mln+ - 4 level 6 BR 4 1/2 BA.
You will have a much wider choice if you decide to buy a condo in Arlington. There are at least 8 condominium building located within steps to the metro:
new condo complexes : Waterview Residences; Turnberry Tower; 3 year old Wooster & Mercer Lofts; and 6 year old Terrace Lofts. Many people are attracted to the Belvedere and Atrium which were built 23+ years ago. The cheapest condo units are found in Westmoreland Terrace and Palisade Gardens, obviously these are the oldest complexes.
For only 300k you can buy a shortsale in Atrium and for 400k in Terrace Lofts.

SALES AND RENTALS AT COURTHOUSE METRO - Today there are 27 properties on the market: I am only talking about the properties that are steps away from the metro. Some of them are offered for short sale.
3 efficiencies are from $219k to $299k (the latter being in Odyssey. 1 bedroom units are between $300k and $380k. There are 5 listings of 1 bedroom units. 2 bedroom units go between $445k and $690 (the latter is a spacious 1,285 sq.ft in Rhodes Hill Square). You can also buy a townhouse for $575k in Chelsea Landing and a cape cod for $600k in Lyon Village. If you want to live in a new townhouse, there are several new ones in Vista on Courthouse - from $860k to $1,1mln. SALES AT WEST FALLS CHURCH METRO

SALES AT WEST FALLS CHURCH METRO - TO BE EXACT WITHIN 0.5 mile radius:
Not too many properties at walking distance to the metro are on the market today. You can find a 4 BR 4 1/2 BA detached house for just under 900k and 3 BR 2 1/2 BA cape cod built in 1945 for 600k. There are also 3 condo units (2 in Gates of Westfalls (2 BR 2 1/2BA for 525K and 2 BR 1 BA for 350k)) and one unit (2 BR 2 BA in the Pavilion).
Only one property is under contract. Two have been sold since January 1 - with 10 and 17 days on the market respectively.
This is just another proof of the weirdness of this market. It is still dormant. Very few properties come to the market. But if a property is priced right, is in sought-after location and in good condition, there are 5-6 offers within a couple of days. Most of the listings go under contract within the first 7 - 10 days and settle in about 30 days.
Of course, you should be ready: get preapproved before you start your serious search and be ready to act once you see something you really like.

What are you asked when shopping for a loan?

What are you asked when shopping for a loan? I will not be tired to repeat that before starting to search for a property you should talk to a couple of lenders to make sure that you can get a loan. IT HAS BECOME VERY DIFFICULT TO CLOSE A LOAN! These are the questions that any experienced loan officer should ask you (+your spouse)- so be prepared for your conversation:
1. How much of a mortgage payment do you think you can you afford? (a payment range including taxes and HOA or condo fee).
2. Are you buying the property as a primary, 2nd home, or investment property.
3. Is the property a SFhouse, townhouse, or a condo?
4. How long have you (+ your spouse) been on your current job.
5. Are you hourly, salary, or self-employed. (how are you paid - twice a month or every two weeks)
6. Do you pay or receive child support/separate maintenance.
7. Have you had any bankruptcies or foreclosures in the last 7 years.
8. What are your total assets to include checking, savings, 401-k, stock options, etc, etc. And how much of this do you want to use.
9. Do you rent and or own - how long have you been there. Do you pay by check, cash, money order. And have you ever been 30 days late in the last 12 months.
10. What are your total debts?
By all means, tell a loan officer if your credit was pulled in the last month or so, and if so, give him your credit score. He does not have to check your credit and lower your score if you can give him all these answers. Good luck! Need help? Call or email me.
